What you think about that shit man? Seems a little illegal to me to allow someone to build in an area 10yrs ago, then raise the flood elevation on them? Do you they they will allow the grandfather rule?

A guy i work with, when he built his home he was threatened to not build it "too high" as he can be sued by his neighbors if they flood. They can claim the elevation of his land caused thiers to flood????

Or a home that was once built in a non-flood zone they re-zone and is now in a flood zone? Seems a little messed up....

I can see if you buy the home now, then yes you know its in a flood zone and its under the elevation then oh well,,you already knew! If this goes through, and is bad as they all claim, there will be some serious foreclosures....

Depending on which FEMA flood zone/way you are impacting (A, AE, x500, etc.) there are permitting requirements that mandate that your particular construction not cause a rise in the flood water height so as to ensure that you are not flooding something that previously would not have flooded.

I have been permitting oil and gas Well pads for this for years so nothing "new". Actually have 4 FEMA permit applications in processing at my contractor right now.

If your unpermitted impacts to the flood zone are deemed to be the cause of property damage in the event of a flood event of the magnitude as described by the flood zone, yes you will be liable.
