Dividing Acreage for building a house
I'm sure someone here has a good bit of land and split up the land to build a house on. So I'm needing some help. I made a post a while back about me buying more land than than I had originally wanted/ needed, so here's what I'm dealing with. I'm in the process of building a house What i'm being told by my bank is that my house will probably appraise for a lot less than what i'm paying for it because there are no comparable properties in the area that sold in the last year to give my land/home an accurate value. The bank is recommending I take the acreage I have and have a 1-2 acre tract separated off of it to put my house on. They said I will get a much better appraisal that way, having the house on 1-2 acres.
Has anyone ever done this? What kind of time does it take to do it? Am I barking up the wrong tree?

Been there years ago. The time wasn't a big deal. It took about a month .A survey crew will section off what u want and time to file with county etc. it seems my place and others around me that have land have more value at 1 to 2 acres. When places come up for sale 1 to 2 acres seems to be considered a big place. Same places with bigger land attached don't seem to gain much value from having more land. It's weird in my thinking but I guess for most buyers more than a couple acres seems like too much to take care of so the additional acres are only valued at 3 to 4'k an acre. A 1 acre spot in my area brings 15 to 20 k. A 10 acre spot brings 5k an acre. Just weird

Luckily I use a local bank that will always sit down and bs when I have questions. Maybe ask your banker?

I've had mine surveyed 3 times in the last 3 years (Purchased whole property, Dad built a house, then I did). It's no big deal. Really depends how fast the survey company can get out there. They have knocked mine out within a few days each time I've needed it. I have 35ac and the cost has been in the 600-1k range.

Don't know how it is down south, but if you have x amount of acreage and it is zone as anything other than residential to convert a portion (say 1-2 acres) into residential it usually has to go before a town, city, or county board for approval.

I don't think he wants to change the zoning. If I understand it correctly, it sounds like it's just making one tract into two tracts both zoned the same.

I don’t think I’m changing the zoning. I don’t even know what that consist of. I just want my house and 1-2 acres to be a separate from all my other property.

Got everything done last week. I was able to section off 1.5 acres. The parish was able to do everything in house and only postponed me about 2 weeks. And that’s because they had to survey it. So all in all, it was easy

Hunt County (East TX)
10 acres in the middle is heavily wooded. Everything else is pasture so the corners are easily seen.
